All three remaining companies have made a first offer. Thus, the decision was "solid or house" much easier than expected.
There is indeed a comparison of two models to weigh a lot. Many statements you often hear voices, just not what they used to. For example, in terms of insulation values. Apparently you get a house in the stone-by-brick process nearly as good as a pre-insulated house - at least each of the three offers was combined with the promise that we will achieve the new standard "KfW Efficiency House 55". Also, the resale value of a prefabricated house is no longer as far below the massive house value as it once was. And "just wood" does not result in finished house - especially when one takes Danhaus like an outer shell made of stone or plaster. Ultimately, however, has
the price difference made the decision easy. The Danhaus model was based execution, though its price is unbeatable. But then came our change requests:
- ranges The outer shell as a brick wall in the basic version is not up to the top. The top ground (we sometimes planned as a residential area) should get a wooden panel. We were already not in agreement is on the look of the brick wall, but their advantage by eliminating additional care can not be dismissed out of hand. The advantage is, however, neutralized, if you need wood to paint every few years new - just on the hillside property with the ordinary wind, the weather page will be claimed well. The brick façade to extend to the roof means extra cost.
- The knee wall (jamb) is in the basic version, 75 cm high - perfectly fine. As we realize, however, as mentioned homes on the loft (may) want a higher knee wall is useful: it means more space above and also improves the comparability of offers. increase to 125 cm L-shaped cost you money.
- Danhaus plans without cellar or basement from the ceiling. If a basement is desired, ask an outside firm with it. Well, we desperately want a basement because of the slope of the corner lot. You can not plan in the basement and the garage on one side, single storey, although the input (with guest parking), a floor above is on the other side. The offer for the Keller Danhaus thrown out of the race: six-figure!
Schade won the Danhaus representative who was extremely much trouble, very convincing, and, ultimately, nothing for the external basement can offer. When you think of a finished house and a simpler operation than we do: Danhaus is recommended, especially the office in Mannheim. Name and contact information, we can gladly provide on request - just your own contacts as a comment (to be later removed, do not worry).
